Can I sign an off-post lease right away?

Start with the Housing Services Office (HSO) to confirm your off-post process and lease review requirements. A listing on this site does not establish military housing approval or allowance eligibility. PDI helps with home search and realtor coordination.

Is this exact home available now?

A listing is not a guarantee of availability. Confirm your move-in date, the exact unit and its current condition. Illustrative images and furnishing demos are not actual property photos or measured floor plans; actual captures are separately identified.

Can I view the home before arriving in Korea?

Choose a video viewing in the request and enter your current time zone. The requested date is in Korea time. PDI checks possible times with the realtor; submitting the form does not confirm an appointment.

Does being near a gate mean a short commute?

Check the gate you can use, access arrangements, traffic at your reporting time and the journey inside post. Map distance alone is not a commute estimate. Families should also confirm school and transportation arrangements separately.

What do I pay besides the monthly rent?

Separate move-in costs (deposit, advance rent, brokerage, moving and installation) from recurring costs (rent, building fees, power, water, gas, internet, parking and rentals). Request written inclusions, exclusions and due dates. An unknown charge is not zero.

When and how is the deposit returned?

Confirm the amount, recipient, receipt, return timing, account and deduction terms before signing. Keep move-in photos and repair records, then document utility settlement, inspection and key return at move-out. PDI cannot guarantee repayment or legal protection.

Do I pay in dollars or won, and will my allowance cover it?

Confirm the contract currency, transfer method, exchange-rate date and bank fees. The price shown here is not an approved allowance amount. Ask your housing or finance office about your OHA/LQA eligibility and reimbursable costs.

Do building fees include heating and internet?

The label “maintenance fee” does not tell you what is included. Check water, heating, common electricity, cleaning, internet and parking separately, including whether meters are individual. Ask for past summer and winter bills if available; your usage may differ.

Can I get an English lease, and what documents are needed?

Request an English lease or translated explanation, verification of the contracting party’s authority, the exact address and unit, dates, charges and special terms. Ask which identity, residency and housing documents apply to you. Have unclear clauses reviewed by HSO or a qualified adviser before signing.

What if PCS orders change or I need to leave early?

Before signing, check the military termination clause: qualifying circumstances, notice period and method, evidence required, charges and deposit settlement. Do not assume military status automatically waives every lease obligation. Ask HSO to review the actual clause.

Can I rent short-term, extend or add family members?

Ask about the minimum term, short-stay pricing, renewal deadline and rules for additional occupants, guests or subletting. A home lease and furniture rental can have different terms and cancellation charges; check each agreement separately.

Are large dogs or multiple pets allowed?

Share species, breed, weight and number of pets. Confirm written landlord approval, extra deposits or cleaning charges and common-area rules. “Pet friendly” does not mean every pet is accepted. Import and quarantine requirements are separate from landlord permission.

What should I check before renting furniture?

First check the home’s included inventory and condition, then ask Furnishings Management about your eligibility, items and delivery dates. Identify only the gaps you need to rent. A site estimate does not confirm supplier stock, installation or the final contract.

Will my US appliances, dryer or dishwasher work here?

Check each appliance’s rating against actual outlet voltage, grounding and circuit capacity. A plug that fits does not establish compatibility. For dryers and dishwashers, check dimensions, water/drain connections, ventilation and landlord permission.

What should I check about heating, AC, hot water and damp?

Test cooling in each room, the heating controls and hot-water pressure. Inspect windows, exterior walls and bathrooms for condensation, leaks or mold, plus ventilation and screens. Record existing issues and an agreed repair schedule.

Can I have internet working on move-in day?

Check available providers, dedicated service versus shared Wi-Fi, account documents, installation date, contract length and cancellation charges. Test Wi-Fi coverage in the rooms and mobile reception; an advertised speed alone is not enough.

Will my car fit, and is access step-free?

Confirm assigned spaces, vehicle height/width limits and visitor charges, then steps and elevator dimensions along the route to the door. Measure delivery access too. A parking or elevator label alone does not establish suitability for your car or mobility needs.

What should I record when I receive the keys?

Complete a handover checklist with the landlord or realtor. Keep dated photos/video, existing damage, appliance tests, meter readings and the number of keys/access cards. Record repair commitments and dates in writing and retain a copy.

Who handles repairs, leaks and building rules?

Before moving in, obtain routine and urgent landlord/building contacts, repair reporting steps and responsibility for costs. Ask for recycling, food-waste, noise, smoking and delivery rules. For immediate danger use local emergency channels rather than waiting for a PDI reply.

What does PDI arrange, and is it free?

Home browsing, the furnishing demo and submitting a viewing request are free. PDI checks availability, your questions and schedules with the realtor, then follows up using your contact details. Rent, brokerage, rentals and moving charges are separate and subject to confirmation. A request is not a lease or confirmed booking.

Before signing, check with your official office

Confirm off-post procedures, lease review and furnishings support with HSO and the responsible office. PDI is independent of the U.S. military, DoD and HSO.
